Age Curvature near the Boundary of a Retained Valuation Set
Abstract
The question concerns age curvature in a geographically adjusted valuation surface. The secondary ordinary least squares analysis contains 414 observations and uses HC3 covariance. The coefficient on age is -0.8646, with a 95 percent interval from -1.1527 to -0.5764. Age curvature can change local ordering even if average linear fit looks useful. Regression subsets and a structural retained-set task focus attention on those reversals. Independent checking must preserve the historical population and property support. The current surface has not selected an investment portfolio or evaluated the loss of a future property decision. The estimates describe the released collection and its conditioning set. No new data collection, simulator experiment, or deployment-policy evaluation is claimed.
